About Doorderly

Built by landlords who got tired of running a portfolio out of a spreadsheet and a shoebox of receipts.

Why it exists

Every rental tool we tried fell into one of two camps. Either it was built for property management companies with hundreds of doors — priced accordingly, and full of workflow for staff we do not have — or it was a glorified spreadsheet with a nicer font.

What was missing was something for the landlord with a handful of properties who wants to answer three questions quickly: what do I own, what is empty, and what is it earning. Doorderly starts there and grows outward, rather than starting with everything and hoping you can find the part you need.

How it is built

Plain PHP and MySQL, served directly. No content management system, no plugin ecosystem, no third-party JavaScript on any page you are reading right now.

That is a deliberate choice made the hard way. This project began after a WordPress site was compromised through a plugin nobody had thought about in a year. The lesson was not that WordPress is bad — it is that a stack you cannot read end to end is a stack you cannot secure. Every line of Doorderly is code we wrote and can account for.

The practical result: fewer moving parts, no dependency updates to chase on a Friday night, and pages that load because they are files rather than the output of six layers of abstraction.

How your data is kept apart

Each account's records are separated at the database level, using foreign keys that make a cross-account row impossible to write — not by application code remembering to add a filter to every query. Code forgets. Constraints do not.

Passwords are hashed and never stored. API tokens for the mobile apps are stored only as hashes, so a database backup contains nothing that could be used to sign in as you.

Where it is up to

Doorderly is early, and we would rather say so plainly than imply otherwise. Properties, units, occupancy and the rent roll work today. The management panel works. Tenants, leases and payments are next.

If a feature is not listed on the features page, assume it does not exist yet. We would rather you find that out here than after you have moved your records across.
